What Is Roof Leak Detection?

Roof leak detection is the process of identifying where water is entering a building from above — which is often not the same location as where the water is appearing inside. Water follows the path of least resistance through the roof structure, insulation, and ceiling cavity, which means the visible stain can be metres away from the actual breach.

Our process uses thermal imaging cameras to detect the temperature difference between wet and dry insulation and building materials — making the water's path visible. Combined with a systematic visual inspection of roofing materials, flashings, skylights, and penetrations, we can identify the precise entry point without removing any material.

    Yes. Chronic leaks often create more evidence, not less. Thermal imaging detects moisture saturation in insulation, ceiling sheets, and timber framing — even from long-term ingress. In some cases, older leaks reveal a larger affected area than the visible stain suggests, which our report will document.

  • Do you work on tile and metal roofs?

    Yes — both, as well as flat membrane roofs, Colorbond roofs, and mixed construction. The detection method varies slightly depending on the roofing type, but the outcome is the same: a written report with the identified entry point.

  • Is this only for single-storey buildings?

    Our standard roof leak detection service is for single-storey residential and commercial buildings. If you have a multi-storey property, call us and we'll advise the appropriate approach — in some cases we can still assist using different access or thermal methods.

  • Can you detect a leak if it hasn't rained recently?

    Thermal imaging is most effective within 24–72 hours of the last rain event, when moisture in the building materials is still present and temperature differentials are visible. If it's been dry for an extended period, we may recommend scheduling your inspection after the next rainfall for the most accurate results.
